We are an innovative and creative Architectural Practice, based in Glasgow, Scotland.
The practice was founded in April 2015 and rebranded in 2025. Bringing over 25 years experience with a clear goal to create high quality bespoke architecture to homes across Scotland.
The completed works and works in progress are testament to our amazing clients we work with everyday.
We understand that the prospect of altering your home or creating a new dwelling can be a daunting process filled with unknowns. We are here to guide you through the process and ensure you are realistic about what can be achieved for your budget from inception to completion.
Our first job is to understand your vision and needs, not to present our own. We value timeliness, direct communication and prototypes over presentations.
Over the years, we have been fortunate to collaborate with some excellent clients on some wonderful projects, but we believe it is still too early to weigh in on the success of the work. A building exists in time and its usefulness is directly related to how well it continues to perform.

CONCEPT
So you’ve had this brilliant idea which you’ve gone over and over in your head until it aches. But will it work and what’s it going to cost? Rather than plunging headlong into the more costly stages of getting detailed plans drawn up, why not get your idea road tested by our team of architectural designers here in Glasgow?
Based on your ideas, we’ll sketch out some initial design concepts and tell you what’s involved to take it to the next stage and fulfil your dream. This service is stage one of the journey and can be provided in isolation or as part of full service.

PLAN
To take your idea to the critical planning phase, we develop more detailed design concepts and scale plans, together with full design and build budget estimates. Our team of in-house experts in our offices in Glasgow are able to provide clients with an accurate 3D ‘walk through’ of their new home to help them make those last-minute, but crucial, design decisions.
Detailed planning application documents are developed, using our extensive experience and negotiating power with local councils to ensure the process runs as smoothly and quickly as possible. Our 95 per cent success rate in client planning approvals across all projects from 2004 reflects our skill and determination in this field.

BUILD
Once a project has the go ahead of planners and clients we will provide detailed technical plans which meet all legal obligations and allow for accurate construction costs to be submitted. We will obtain fixed prices from selected contractors and organise contracts on behalf of clients.
Whilst some of our clients choose to manage the construction of works themselves, many have opted to use us to co-ordinate every aspect of the build, from managing builders and consultants, to monitoring the progress of building works through to successful delivery. We have a great track record in keeping projects on course and on budget with an unfaltering attention to quality and detail.

The importance of being realistic in what can be achieved with your budget will be discussed at early stages of your project. The current rise in material and labour costs will have an impact on what can be achieved.
ALL drawings are prepared for construction purposes and we have long established good working relationships with planning and building standards offices ensuring a smooth process for your statutory applications.
We have developed 1:5 construction details which not only provide clarity for the contract but assure the cost of the works is controlled during the site work.
Chartered Architects with 99% planning approval record . Based on our local area knowledge we will advise the best approach to obtain planning to achieve your project goals.
Your home or site may also have a planning history that can provide insight into what may or may not be approved, while planning approvals and denials in the location can tell us the attitude that planning officers have towards development.
We use the latest modelling software for all projects enabling absolute assurance on how the spaces we create together will work.
The model also assists all parties to understand the design intention, junction with the existing building or site which is invaluable at both design and construction stages

We know that our clients place huge value in the working relationships we build with them. Taking time to understand their needs and aspirations has resulted in a high proportion of repeat business.
We prefer a ‘hands on’ approach to project involvement which provides assurance to clients that their project will benefit from experience in addition to our recognised innovative and sensitive approach to their design briefs and site contexts.
We place great importance on how our ideas and projects are conveyed. We are able to utilise a wide range of presentation skills, from a hand drawn and water coloured rendered approach to the most advanced 3D modelling and rendering capability. Through our regular work load meetings and design reviews we maintain excellent communication and innovation within the office.

Our objective is to create value for our clients through good design, through increasing site viability, improving land values, creating a better living and built environment. We love design enjoy what we do and delight in seeing a finished project that works for the client.
Every design is unique, a bespoke solution drawn from analysis of the site and brief. A thorough understanding of the client’s requirements and the constraints of the site is the first step to a finished project that everyone can be proud of. Using BIM software we work in three dimensions from the earliest stages to communicate our ideas/concepts, test our designs, improve co-ordination and minimise errors.

Collaboration
Collaboration – ‘the act of working with someone to produce something’.
We are firm believers that from conception to completion collaboration is key to the making of a successful project. We have developed long standing relationships with a number of consultants we consider important members of the design team.
These include Planning Consultants, Structurual Engineers, and Electrical and Mechanical Consultants who are all fully involved in the design process.
In consideration of the client and end user requirements, we draw on our team’s knowledge and experience to realise our client’s project ambitions.
Clear communication is key to collaboration and this is achieved by using the most up to date digital technology and communication tools available.
Our 3D models that can be viewed on laptops, tablets and smart phones allow our work to be understood in real time at meetings with our clients and professional colleagues.

Design
We strive to produce bespoke designs that respond to the individual demands of each site and client. No two projects are the same and our design approach seeks to find the optimum solution for each site and brief. We aim high with every project, pushing for a design solution that will exceed our client’s expectations. At the heart of every project is a strong design concept, arrived at through a thorough analysis of the site and brief.
Our value lies in the ability to understand and exploit a sites constraints and opportunities, and in our response to visualise. Using BIM software we are better able to understand the site three dimensionally and to test our design concepts early on. It is this process of analysis and modelling that ensures a robust design solution. We collaborate with other design consultants throughout a project and integrate their input into the design as it progresses.
